The Science of Rising Damp: Why Paint Bubbles on Your Walls and How to Cure It Permanently

To understand rising damp, you have to understand how brick and mortar work. Most masonry materials are highly porous, acting much like a hard sponge.

When the ground beneath or around your home becomes saturated—a common occurrence during our heavy Western Cape winter rains—that moisture doesn’t just sit there. Through a process called capillary action, the water is physically drawn upward from the wet ground into the dry, porous bricks and mortar of your walls.

In a properly constructed home, a Damp Proof Course (DPC)—usually a thick plastic membrane—is laid between the courses of brickwork near ground level to physically block this water from rising higher. However, in many older homes, or builds where the DPC was poorly installed, this barrier breaks down over time. When the DPC fails, the water has a free pass to climb up your walls.

The Telltale Signs in Your Helderberg Home

Rising damp usually only travels up to about 1.2 meters above the ground. Beyond that, gravity pulls the moisture back down. If you have moisture issues higher up near the ceiling, you are likely dealing with a roof leak or penetrating damp, not rising damp.

Look for these four distinct signs:

  • Blistering and Peeling Paint: The moisture inside the wall is trying to evaporate. As it pushes outward, it literally blows the paint off the plaster.
  • Efflorescence (The White Powder): Ground water isn’t pure; it contains dissolved ground salts. As the water evaporates out of your wall, it leaves these salts behind. They crystallize, expand, and destroy the plaster structure, resulting in that white, fluffy powder you see on the surface.
  • Rotting Skirting Boards: Timber skirting boards attached to damp walls will act as a secondary sponge, leading to wet rot and attracting pests.
  • A Musty Odor: Damp walls create the perfect breeding ground for mold and mildew within the room.

Why Painting Over It Fails Every Time

When you apply standard acrylic or enamel paint over a damp, salt-contaminated wall, you are effectively putting a plastic bag over a wet sponge. The moisture cannot escape.

The ground salts left behind in the plaster are also hygroscopic, meaning they actually pull moisture out of the air. Even in the dry heat of a Somerset West summer, those contaminated patches of plaster will remain damp, eventually destroying whatever new paint you have applied.

1. Hacking and Stripping

We start by removing the skirting boards and hacking off all the affected plaster back to the bare brickwork, usually going at least 300mm higher than the last visible sign of damage to ensure we remove all trapped ground salts.

2. Chemical DPC Injection

To create a new moisture barrier, we drill a horizontal line of holes into the mortar joint at the base of the wall. We then inject a highly concentrated silane-siloxane damp-proofing cream. This chemical spreads through the damp mortar and cures to form a highly effective, water-repellent silicone barrier. The upward movement of water is instantly blocked.

3. Salt-Retardant Plastering

This is the step most general contractors skip, which leads to failure. We cannot re-plaster using a standard sand and cement mix, as it will draw out any residual moisture and salts left in the bricks. We use a specialized, salt-retardant plaster additive. This creates a waterproof plaster matrix that allows the wall to breathe while holding back any remaining ground salts.

4. Breathable Paint Application

Once the specialized plaster has completely cured and dried, we finish the wall with a high-quality, breathable primer and topcoat, restoring the wall to a flawless finish.
