Case Study: Transforming a Water-Damaged Somerset West Home (Before & After)
Living in the Helderberg basin offers an incredible lifestyle, but our coastal climate is notoriously tough on buildings. Between the driving winter rains, the salt-laden South Easter, and summer humidity, homes in Somerset West are constantly battling the elements.
Recently, the RDB Home Solutions team was called out to an older, character-filled property in Somerset West. The homeowners were dealing with a problem that is all too common in the Western Cape: persistent rising damp and peeling exterior paint that was compromising both the look and the structural integrity of their home.
Here is a behind-the-scenes look at how we diagnosed the problem, repaired the damage, and future-proofed the property.
The Challenge: Diagnosing the Root Cause of the Damp
When we arrived on site, the visual damage was clear. The exterior boundary walls had severe efflorescence (that powdery, white salt deposit), and the paint was flaking off in large sheets near the foundation. Inside, there was a noticeable musty smell and blistering plaster along the skirting boards.
Many contractors will simply scrape off the loose paint and apply a fresh coat, but as any experienced builder knows, paint is not a cure for structural damp. If you don’t stop the water at its source, the new paint will fail within a year.
Using moisture meters, our team conducted a full site inspection. We identified that the original Damp Proof Course (DPC) had deteriorated over the decades, allowing groundwater to wick up through the porous brickwork. Additionally, poor drainage pooling water against the exterior walls during heavy downpours was accelerating the damage.
The Solution: Our Step-by-Step Waterproofing and Restoration Process
To ensure a permanent fix, we implemented a comprehensive, multi-step waterproofing and painting strategy.
1. Site Preparation and Moisture Eradication First, we had to strip the walls back to their bare bones. We chipped away all the damaged, salt-contaminated plaster down to the original brickwork. We allowed the exposed masonry to dry out completely, using industrial fans to speed up the process where necessary.
2. Chemical Damp Proofing Injection To replace the failed DPC, we drilled a series of precise holes along the base of the walls and injected a high-grade silane-siloxane damp-proofing cream. This creates a permanent, water-repellent chemical barrier within the masonry, stopping groundwater from rising any further.
3. Specialized Re-Plastering Standard plaster will absorb any residual salts left in the wall, ruining the finish. We re-plastered the affected areas using a specialized salt-retardant additive mixed into the cement. This ensures a smooth, durable finish that won’t break down.
4. Premium Priming and Exterior Painting Once the new plaster was fully cured, we applied an alkali-resistant primer to seal the surface. Finally, we finished the exterior with two coats of a premium, UV-resistant, and flexible acrylic paint designed specifically to withstand the harsh Helderberg coastal conditions.
The Result: A Dry, Protected, and Beautiful Home
The transformation was night and day. Not only did we restore the aesthetic charm of this classic Somerset West property, but we also gave the homeowners peace of mind knowing the structural damp issue was permanently resolved.
At RDB Home Solutions, we believe in doing the job right the first time. We don’t believe in band-aid fixes. By combining thorough diagnostics, high-quality materials, and meticulous workmanship, we ensure our renovations stand the test of time.
